As with any of my clients you are an individual with individual needs. Before we begin our exciting journey to the perfect house for you and your family I will meet with you. I will assess your needs and desires and we will put together your "wish list" for your new home. Once I have all of the information I need I will begin my search process.
Here is a list of what you can expect:
I will help buyers: locate homes for sale that meet their needs; contract to purchase that just right home with favorable price and terms; secure competitive financing; satisfy contract contingencies; and close on the purchase. Remember, I represent the buyer’s interests during this entire process, treating you the same way I would treat a family member who was looking to purchase a home in the Milwaukee area. I make the home buying process a more pleasant experience and save you money as well.
Here's what I do:
1. Professional Consultation
• Explain the home buying process (existing homes, new construction, etc.)
• Determine your wants and needs
• Financial pre-qualification and price range determination via a mortgage lender
• Discuss the monetary advantages of loan pre-approval
• Give an area orientation
• Provide school information
• Discuss commute times. Research the Market
• Multiple Listing Service (MLS)
• New Homes
• HUD & VA Foreclosures

• Continually review New Listings that come on the market but with critical analysis
• Show homes meeting buyer's needs
• Provide critical analysis of homes' strengths and weaknesses to help you decide if a home is truly suited to your wants and needs.
2. Perform Detailed Research on Target Home
• Length of time on market
• When Seller bought home
• How much Seller paid for home
• Age of home
• Obtain Seller's Disclosure Statement
• Age of roof and appliances
• Age and type of plumbing, electric, septic, heat & air conditioning
• Material defects* Try to determine seller’s motivation and if they are under any duress (when are they moving, why are they moving, etc.)
3. Complete Market Analysis
• Determine Market Value based upon comparable sales
• Analyze competition
• Review sales history of target home; Prepare and Present Contract
• Addendum paragraphs to protect you
• Structure Contract to obtain lowest reasonable price
• Structure Contract to obtain favorable terms
• Prepare an accurate estimate of closing costs
• Explain forms/contracts
• Emphasize buyer's strengths when presenting contract
• Promote and protect your interest at all times
• Help you get documents examined by an attorney if desired.
4. Provide Negotiation Strategy and Assistance
• Discuss negotiation strategy prior to presenting contract
• Negotiate for low price
• Negotiate for favorable terms
• Consult and advise about counter offers
• Maintain confidentiality of buyer's motivation, timing and purchase/financial goals.
5. Financing
• Discuss proper "shopping techniques" to obtain lowest rate
• Provide information on various sources of financing. Satisfy *Contract Contingencies
• Help you arrange home and pest inspections, surveys, etc.
• Should an inspection reveal a problem (and if you still wish to purchase the home), we will "go to bat" for you, negotiating a fair agreement.
• Monitor contract requirements and deadlines to ensure compliance.
6. Closing
• Accompany you during final walk-through
• Review closing figures
• Make third party home warranty available
• Attend closing
